Tenant and Landlord Responsibilities
To ensure a comfortable living environment, proper maintenance of your property is essential. There is a distinction between minor and major maintenance.
Minor maintenance includes small repairs such as replacing tap washers, lubricating hinges and locks, installing draft strips, refilling the central heating system, or replacing broken light switches. These small repairs are the tenant’s responsibility.
Major maintenance involves larger repairs such as fixing the roof, exterior painting, or replacing the kitchen or toilet. Major maintenance is the landlord’s responsibility. These obligations are legally defined by the Ministry of Housing.
